Mit der Einführung von REITs in Deutschland wird ein verbesserter Zugang der deutschen Immobilienwirtschaft zur internationalen Finanzwirtschaft angestrebt, verbunden mit der Hoffnung im weltweiten Wettbewerb bestehen zu können. Damit einhergehende Ziele sind die Steigerung der Unternehmensrentabilität, Steuermehreinnahmen, ein höherer Kapitalzufluss aus dem Ausland, eine transparentere Immobilienbewertung und die Entwicklung konkurrenzfähiger Immobilienunternehmen. Ziel der vorliegenden Arbeit ist die Analyse der Faktoren, die den REIT in Deutschland langfristig zum Erfolg führen sollen. Besonderes Augenmerk wird auf die Chancen für große Unternehmen gelegt, deren hohe Immobilienbestände rentabler zu nutzen. Dabei wird primär der Blick auf Unternehmen in der Rolle des Emittenten von REITs gelegt, logischerweise die Investorenseite aber nicht außer Acht gelassen. Einführend wird daher im ersten Abschnitt der Arbeit die aktuelle Situation des Immobilienmarktes in Deutschland dargestellt. Anschließend werden vergleichend REITs Konzepte aus den USA und Frankreich vorgestellt. Im dritten Abschnitt werden die für einen deutschen REIT charakteristischen Merkmale untersucht. Dies ist von fundamentaler Bedeutung, da die Konstruktion eines Anlageinstrumentes seine Leistungsfähigkeit bestimmt. Im Mittelpunkt des vierten Abschnittes steht die Bestimmung des Markt- und Mobilisierungspotenzials für den institutionellen Bereich. Auf die unterschiedlichen Formen der Mobilisierung sowie auf die Bedeutung institutioneller Investoren wird dabei besonders eingegangen.
