Строительный проект принято считать успешным, когда цель проекта достигнута с точки зрения заранее определенных задач по завершению проекта в срок, в рамках бюджета и в соответствии с требуемыми стандартами качества. Задержка в завершении строительного проекта может стать серьезной проблемой для заинтересованных сторон. Такие задержки приводят к дорогостоящим спорам и негативным отношениям между участниками проекта. Задержки в реализации проектов гражданского строительства могут происходить по многим причинам. Причины связаны с различными видами неопределенности, связанными с деятельностью в процессе строительства или на этапах планирования и проектирования. Поэтому было проведено комплексное исследование с целью выявления критических факторов, вызывающих задержки в строительных проектах Шри-Ланки. На основе углубленного изучения литературы было выявлено 58 причин задержек, и был проведен анкетный опрос среди 107 отобранных строительных проектов в Шри-Ланке. Полученные результаты показывают, что причиной задержек в строительных проектах Шри-Ланки в основном являются трудовые ресурсы. В данном исследовании также рассматриваются и предлагаются рекомендации по снижению влияния задержек на проекты гражданского строительства в Шри-Ланке.
