L’attribution des terrains a été et reste un problème auquel sont confrontées les villes africaines en général et les zones urbaines du Zimbabwe en particulier. Tout au long de l’histoire, la pénurie et la pression exercées sur les terrains à bâtir ont donné lieu à des systèmes complexes d’attribution de terrains. L’augmentation de la population a joué un rôle majeur dans la complexité de l’attribution des terres. La complexité de l’attribution des terres qui en résulte est un mélange de processus formels et informels d’attribution des terres où la relation entre les deux n’est pas claire. La recherche vise à comprendre l’intersection entre les systèmes formels et informels d’attribution des terres. Sur la base des résultats de la recherche, le lien entre le formel et l’informel est globalement classé en deux catégories : la coexistence conflictuelle et la coexistence harmonieuse/accommodante. Cependant, les systèmes législatifs du Zimbabwe contrôlent généralement les processus d’attribution de terres strictement informelles par le biais de démolitions et d’expulsions. Les actions montrent qu’il existe une relation conflictuelle entre les règles formelles et les règles informelles et que, dans la plupart des cas, les règles informelles prennent le dessus sur les règles informelles.
