Europäisches Bildungszentrum der Wohnungs- und Immobilienwirtschaft), Sprache: Deutsch, Abstract: Gentrifizierung wird immer mehr zum Problem in deutschen Großstädten. Sie beschreibt eine bestimmte Form der Verdrängung von alteingesessenen Bewohnern in zentral gelegenen Stadtteilen. Viele Großstädte haben in den letzten Jahren einen Bevölkerungszuwachs zu verzeichnen, wodurch die Nachfrage nach Wohnraum gestiegen ist und weiter ansteigt. Durch den ausgeprägten Wunsch Vieler zentral zu wohnen, ist der Wohnungsmarkt gerade in diesen Teilen einer Stadt besonders angespannt. Oft werden die Mietpreise entsprechend erhöht, es werden Modernisierungen vorgenommen und die Viertel wandeln sich zu einer Wohngegend mit einer einkommensstärkeren Bevölkerung. Bekannte Beispiele für die Gentrifizierung von Stadtteilen sind Berlin Prenzlauer Berg oder in Hamburg das Schanzenviertel.Im Ruhrgebiet allerdings ist dieses Phänomen deutlich weniger vertreten. Dabei bieten durchaus Stadtteile wie die Dortmunder Nordstadt genügend Potential. Es stellt sich die Frage, wieso im Ruhrgebiet kaum Gentrifizierung stattfindet. Eine Frage, die in dieser Hausarbeit aufgegriffen wird. Zu Beginn erfolgt die Definition des Begriffs „Gentrifizierung'. Im Anschluss werden der Ablauf beziehungsweise die Phasen der Gentrifizierung erläutert. Hierzu wird auch auf das Invasions-Sukzessions-Zyklus-Modell Bezug genommen. Im Hauptteil werden die Besonderheiten des Ruhrgebiets vorgestellt und ein erster Ansatz geschaffen, warum es dort bisher kaum zur Gentrifizierung gekommen ist. Schließlich wird der Schwerpunkt auf die Stadt Dortmund gelegt. Hierbei werden zwei verschiedene Stadtteile aufgegriffen. Einerseits wird der Stadtteil Hörde behandelt und die hier vorhandene Gentrifizierung durch den Phoenix-See beschrieben. Im Anschluss wird der Fokus auf die Nordstadt Dortmunds gelegt und
